🚦 Cypress traffic lights are about to start turning green for ambulances — by themselves
When seconds decide outcomes, a red light is the enemy. So seven emergency services districts across the Spring, Cy-Fair, and Cypress areas just signed a 12-year partnership with mobility company Miovision to roll out its cloud-based Opticom system at 437 intersections — technology that recognizes an approaching fire or EMS vehicle and flips the signal green to clear the path.
The county tried a version of this back in 2007, but storms and weathering wrecked a lot of the old sensors, and replacing them was too pricey for individual agencies. The new system is hardware-free and runs on equipment already in the trucks. As ESD 16 project manager Mike Pate put it: "When we saw Miovision's Opticom system, it was a no-brainer." Next time you see a fire truck sailing through a green light, now you'll know why.

🚑 EMS calls from senior-living homes just jumped 91% — here's what's behind it
Cy-Fair area firefighters are reporting a 91% increase in EMS calls coming from senior and assisted-living communities, and they're asking those facilities to staff up on medical care to ease the strain on the 911 system. The biggest culprit, providers say, is falls — and once a resident is on the floor, staff often can't safely lift them, so they call for help.
Facilities like Village on the Park and Windermere Estates Senior Living say the fix is leaning harder into prevention: 24/7 on-site care, staff trained to spot early decline, and more telemedicine so smaller issues get handled before they become emergencies. 🥩 The wait is over: Texas Roadhouse is finally open in Cypress
After roughly two years of "is it open yet?" and a whole lot of construction-watching, the neon sign is finally lit. Texas Roadhouse opened its first true Cypress location at 22020 West Road, near the Grand Parkway — hand-cut steaks, fall-off-the-bone ribs, and that honey-cinnamon-buttered bread now officially local.
The build-out brought more than 250 jobs to the area, and it's another sign of just how fast the West Road and Grand Parkway corridor is filling in. Heads up for first-timers: weekday doors open at 4 p.m., with 11 a.m. starts on weekends. Expect a wait that first week — Cypress has been hungry for this one.

🥐 A beloved Houston bakery-café just rolled into Spring
Coffee-and-pastry people, this one's for you. Common Bond Café & Bakery — the cult-favorite Houston brand known for its croissants, cakes, and from-scratch baked goods — opened a new spot in Spring on June 18 at 21620 Kuykendahl Road, blending grab-and-go with full bistro and bakery service.
It's a little outside the Cypress core, but close enough to be a worthwhile detour when you want a real almond croissant instead of the gas-station kind. Soups, sandwiches, pastries, dine-in or to-go — basically a one-stop excuse to skip making breakfast.

💵 Cy-Fair ISD floated a $2,000 staff bonus — but there's a catch on the November ballot
Here's a deal with a big "if" attached. At a June 18 work session, CFISD floated a one-time $2,000 stipend for all hourly employees — but only if voters approve a 12-cent tax-rate increase (a "VATRE") that would raise roughly $103 million. The district adopted its 2026–27 budget on June 22 carrying an estimated $80.9 million shortfall, so the math is doing a lot of heavy lifting right now.
Trustees also weighed adding Air Force Junior ROTC units at Bridgeland and Cypress Park high schools, at a cost of about $216,000. The short version: if you're a Cy-Fair voter, that November ballot is going to matter more than usual — both for school staff paychecks and for your own tax bill.

🏎️ A 24-unit "garage mansion" condo is rising on Huffmeister
File this under "only in a car town." A $3.5 million development called Showcase Luxury Garages is going up at 17214 Huffmeister Road — a 24-unit complex of high-end "flex condos" built for car collectors, hobbyists, and small businesses who'd rather own their garage than rent storage.
The project spans five buildings and 36,000-plus square feet, with units running from about 1,132 to 2,200+ square feet, priced from roughly $225,000, and a private clubhouse to boot. Completion is targeted for December 2026. Somewhere, a Corvette is already picking out curtains.
